ALL that tract or parcel of land lying andbeing in the 187th district, G.M. LincolnCounty, Georgia, designated as Lot 1, BlockA, Savannah Bay Subdivision as shown onplat recorded in Plat Cabinet A, Slide 137,Panels A and B, Lincoln County records.
Said property is conveyed subject to Sa­vannah Bay Subdivision Declaration ofCovenants, Conditions, Restrictions andEasements, dated January 28, 2002, a copyof which are recorded in Deed Book 123 atpage 496, Lincoln County Clerk’s office andSavannah Bay Subdivision Amended Decla­ration of Covenants, Conditions, Restrictions,

and Easements, dated August 1, 2003, a copyof which are recorded in Deed Book 136, pag­es 500-524, Lincoln County Clerk’s Office.
This being the same property conveyed byLimited Warranty Deed from Thomas Black­burn to Michele A. Stuckey on May 15, 2015,and being recorded on May 18, 2015, in DeedBook 236 at pages 600-601 in the LincolnCounty Clerk of Superior Court’s Office.
Said property is conveyed subject to anyand all easements and restrictions of record inaforesaid Clerk’s office.

The debt secured by said Security Deed hasbeen and is hereby declared due because of,among other possible events of default, failureto pay the indebtedness as and when due andin the manner provided in the Note and Secu­rity Deed. The debt remaining in default, thissale will be made for the purpose of paying thesame and all expenses of this sale, as providedin Security Deed and by law, including attor­ney fees (notice of intent to collect attorneyfees having been given). Said property willbe sold subject to any outstanding ad valoremtaxes (including taxes which are a lien, but notyet due and payable), any matters which mightbe disclosed by an accurate survey and inspec­tion of the property, any assessments, liens,encumbrances, zoning ordinances, restric­tions, covenants, and matters of record supe­rior to the Security Deed first set out above.
To the best knowledge and belief of the un­dersigned, the party in possession of the prop­erty is TD Blackburn Enterprise or a tenant ortenants and said property is more commonlyknown as Savannah Bay Subdivision Lot 1,Block A, Lincoln County, Georgia 30817.
